Walk the harborfront in Newport Beach or the bluffs in Laguna and look closely at any building that hasn't been cleaned in a couple of months. The glass has a soft, milky haze — sometimes mistaken for fog on the inside of the pane, sometimes for cheap glass. It's neither. It's salt, and it's actively working on your windows whether you've noticed it or not.
How Ocean Air Films Your Glass
Every wave that breaks throws microscopic droplets of seawater into the air. Onshore winds and the marine layer carry that aerosol inland, where it settles on every surface it touches. The water evaporates; the sodium chloride stays. Each cycle adds another invisible layer, and the marine layer makes it worse — the salt crystals are hygroscopic, so the nightly fog gives them moisture to dissolve into a corrosive brine film, which then dries again into a slightly thicker crust.
On glass within a few blocks of the ocean, this buildup becomes a visible haze within 4–6 weeks of a cleaning. You don't see it day to day because it accumulates evenly; you see it the moment one pane gets cleaned and the others don't.
Why Your Upper Floors Get It Worst
Counterintuitively, salt deposition often increases with height. Ground-level glass gets some shelter from neighboring buildings, trees, and terrain, and gets incidentally rinsed by irrigation overspray and hose-downs. Upper floors face the wind unobstructed — sea-spray aerosol rides higher on the breeze than most people expect, and there's nothing between the fourth floor and the Pacific to intercept it.
This creates the classic coastal-building pattern: a sparkling lobby (cleaned weekly by the janitorial crew with a pole) and increasingly hazy glass on every floor above pole reach — precisely the panes that are most expensive to reach by lift or rope. What Salt Does If You Leave It
Salt film isn't just cosmetic, and this is the part most owners learn too late:
- Glass etching. The dissolving-and-drying brine cycle slowly attacks the glass surface itself. Early-stage etching looks like a haze that no longer wipes off; late-stage etching is permanent micro-pitting that scatters light. At that point no cleaning — ours or anyone's — restores full clarity. The options become mechanical polishing or replacement.
- Frame and hardware corrosion. Chloride is aluminum's worst enemy. Anodized and powder-coated frames pit and chalk, weep holes clog with crystallized salt, and stainless fasteners that were never truly "marine grade" begin to tea-stain and seize.
- Seal failure. Corroding frames flex and leak, and salt-laden moisture works into the edge seals of dual-pane units. A fogged-between-the-panes window on the coast is very often a salt casualty — and it's a replacement, not a repair.
The takeaway: on the coast, window cleaning isn't an appearance expense — it's preventive maintenance on the glass, frames, and seals themselves. The haze is the warning; the etching is the bill.
